Key points at a glance

  • 19% of Germans have already let an AI recommend accommodation to them, and a further 44% can imagine doing so (Bitkom, August 2026).1
  • On US travel sites, visits referred by AI assistants grew by 119% year on year in July 2026 – and these visitors now buy almost as often as visitors from other sources (Adobe, August 2026).3
  • AI assistants typically name fewer than five hotels per query (SiteMinder, 2026).5
  • The share of hotel bookings in Germany made via booking portals rose from 20.6% (2013) to 31.9% (2025); Booking.com alone accounts for 69.2% of all portal bookings (HOTREC, September 2026).6
  • Booking.com and Expedia have had their own apps in ChatGPT since October 2025; since 27 August 2026 Google has been booking hotels directly in AI search in the US – initially only via large portals and chains.9812
  • Hotels that supply their own rates to Google and the AI assistants are recommended with their own price and a direct link. Hotels without their own data are shown via the portals' data – with commission.8

Your next guest no longer asks a booking portal. They ask an AI.

“Find me a quiet hotel with a sauna on Lake Tegernsee for the second weekend in October, at most 220 euros per night.” This is how a growing number of travellers search today. The assistant does not reply with 300 results but with a handful of recommendations – including price and link. There is no second page of results. Which properties are named, and whether the guest then books with the hotel or the portal, depends on what data the hotel makes available to the AI.5

What the portals already earn today – and why AI amplifies it

For years, revenue has been migrating from hotels' own websites to the portals. The latest European distribution study by the hotel association HOTREC shows this clearly for Germany:

  • 31.9%

share of hotel bookings in Germany made via booking portals in 2025 (2013: 20.6%).6

    Source: HOTREC Distribution Study 2026
  • 59.7%

direct share of German hotels in 2025 (2013: 67.3%).6

  • 69.2%

of all portal bookings in Germany go through Booking.com.6

    Source: HOTREC Distribution Study 2026
  • 51%

of European hotels find that portals frequently or occasionally offer their rooms more cheaply than the hotel itself (around 40% two years ago).7

With typical commissions of 15 to 25 percent per booking, every percentage point of portal share is hard cash. And these very portals are the first partners of the AI platforms: Booking.com and Expedia were among the first apps in ChatGPT, and both are launch partners of Google's AI booking. If you do not supply data yourself, the AI answer shows you via your portal listing – the booking, the guest data and the commission go to the portal.9812

Outlook: the course is being set now

  1. October 2025

Booking.com and Expedia launch as the first travel apps in ChatGPT. Bookings run through the portal.9

  2. March 2026

The first direct booking app for hotels goes live in ChatGPT (The Hotels Network, Lighthouse). Guests are sent to the hotel website.10

  3. May 2026

DirectBooker brings direct rates into ChatGPT and Claude. Technology providers such as SiteMinder and Zucchetti offer hotels AI connections via the open MCP protocol.11

  4. 27 August 2026

Google books hotels directly in AI Mode in the US. Ten launch partners – including Booking.com, Expedia, Hilton, IHG, Marriott. Not a single independent hotel.812

  5. 30 September 2026

Google discontinues automatic rate sourcing for hotels without their own price feed. In a sample afterwards, 6 of 17 European independent hotels no longer showed their own price on their Google hotel listing.8

  6. Next

OpenAI has announced the launch of ChatGPT apps in Europe (no date yet). Google's AI booking is so far limited to the US and English. Both can come to Europe at any time.138

AI assistants still account for less than one percent of room nights – according to Booking Holdings in August 2026. That is exactly why now is the right time: the rules are being written right now. Whoever provides their data today will be there on day one when these features launch in Europe. Whoever waits starts behind the portals.8

Why the hotels that act now will be among the winners

Visible among the few recommendations

An AI recommends only a handful of properties – and it can only recommend what it reliably understands: complete property data, live rates, clear conditions. Whoever supplies this data holds the better cards.5

Your own price instead of the portal price

An AI compares soberly. If your direct rate is as good or better and readable for the AI, it links to your website. In Germany you are allowed to be cheaper direct than on Booking.com.14

Commission stays in-house

Every booking that moves from the portal to direct distribution typically saves 15 to 25 percent commission – and gives you the guest and their data for the next booking.

More value for your property

Hotel properties are valued on their sustainable earnings. A higher direct share improves operating profit and lease capacity – and convinces buyers, tenants and banks.

Worked example

1,200 portal bookings per year at €380 with 17% commission add up to €77,520 in commission. If a property shifts 20% of these to direct distribution, around €8,300 more per year remains in the result after deducting the cost of the direct channel. At an illustrative earnings multiple of 8, this arithmetically corresponds to around €64,000 more property value.

Freely chosen example values for illustration; the actual value is determined case by case.

Frequently asked questions

What is MCP?

MCP (Model Context Protocol) is an open protocol through which AI assistants such as ChatGPT, Claude and Gemini can access live data – for example your hotel's rates and availability. You don't have to program it yourself: booking engines, channel managers and specialised providers supply the connection.

Do I need IT skills to implement this?

No. The guide is written for hoteliers. For each route it shows which steps you handle yourself, what your technology provider takes care of and which questions you should ask them.

Does this already work in Germany?

Partly. Your own price feed to Google and an AI-readable website have an immediate effect. ChatGPT apps are not yet available in the European Economic Area; their launch has been announced. Google's AI booking currently runs in the US. International guests already use these features today – and whoever is prepared will be there from day one in Europe.13812

Does this replace Booking.com and Expedia?

No. The portals remain important and are themselves represented in the AI assistants. The goal is to increase the share of direct bookings and reduce dependence. The guide also shows how to deliberately manage the portals within AI.9

May I be cheaper on my website than on Booking.com?

Yes. In Germany, rate parity clauses have been inadmissible since their prohibition was confirmed by the Federal Court of Justice in 2021; since Booking.com was designated a gatekeeper under the Digital Markets Act in 2024, this applies throughout the European Economic Area. Nevertheless, check your specific contracts case by case.14

What does the technical implementation cost?

Getting started via your website and a Google price feed is possible at low cost; Google's free booking links carry no fees. For AI connections via technology providers, flat rates or fees apply depending on the provider. The guide shows how to compare offers and weigh the cost per booking against portal commissions.

How do I receive the guide?

After payment you receive the guide immediately as a PDF download and the invoice by email. The guide is written in German.

How up to date is the guide?

It reflects the state of research as of October 2026. All statements are backed by sources.

Every month without your own data is a month for the portals.

As long as your hotel does not supply its own rates to Google and the AI assistants, they send your guests to the portal. The guide shows you the way to more direct bookings in 90 days – step by step, vendor-neutral and with all the checklists.
