The 4-star Golfhotel Hebelhof in Bad Bellingen (Hertingen), nestled within the Drei Thermen Golfresort in the Markgräflerland region, is one of the most distinctive hotels in the area. With 30 hotel rooms, 48 apartments, a wellness area with an indoor pool, sauna complex and fitness area, as well as an in-house restaurant, the hotel offered its guests a comprehensive experience combining golf, wellness and culinary delights – in the heart of the border region of Germany, Switzerland and France.
The starting point: A difficult mandate
In the summer of 2025, we took over the sales mandate for the Hebelhof under extremely difficult circumstances. The long-time owner and operator, Mr. Wolters, had passed away – a tragic event that brought the entire hotel operation to a standstill. Even before this, the hotel's dining options had been limited: the restaurant had been closed for some time, and only the accommodation area remained open.
To make matters worse, the regional press reported on the sale and the circumstances surrounding it – the necessity of the sale was thus publicly known, which naturally weakened the seller's negotiating position. In addition, the property was in need of some renovation. All in all, a mandate that would have posed too great a challenge for many real estate agents.

The result: Buyers found within a few weeks
Through our specialized marketing, we were able to identify and bring together the right buyer within a few weeks: a private hotelier who already successfully operates another hotel in the region and immediately recognized the potential of the Hebelhof.
The sale was only delayed by a necessary subdivision of the land parcel in the land register – a challenge we professionally resolved together with the notary and all parties involved. After that, the transfer of ownership proceeded smoothly. The buyer paid the full real estate agent's commission.
