Gasthaus Schlössle
Inn with beer garden in Neu-Ulm for lease – traditional Schlössle restaurant
Schlössleweg 3, 89231 Neu-Ulm
About This Property
The Gasthaus Schlössle in Neu-Ulm-Offenhausen is a traditional inn with an extraordinary history: a listed historic building with foundation walls over 650 years old, an established function hall, and a multi-award-winning chestnut beer garden that has been a household name in the Ulm/Neu-Ulm area for decades. After almost 150 years in the ownership of the Zoller family, a tenant is now being sought – alternatively, purchase or lease with purchase option are also possible.
The beer garden with around 600 m², 14 large chestnut trees and 400 to 500 seats was voted the most popular beer garden in Ulm and Neu-Ulm by readers of the Südwest Presse in 2000, 2004 and 2006, and received first prize in a nationwide competition in 2012. On Google, the Schlössle achieves 4.5 out of 5 stars with over 1,600 reviews.
The main building, a former fortified manor house and patrician residence in its current form since 1558, houses on the ground floor the rustic tavern room with cross-vaulted ceiling (approx. 50 seats) and a side room (approx. 26 seats). In addition, there is a divisible function hall for 30 to 130 people, used for weddings, corporate events, comedy and murder mystery dinners, as well as the Sudraumstüble for 15 to 25 guests in the winter season. Kitchen, toilets and storage rooms are located in an intermediate building constructed in 1993/94; children's playground and bicycle parking complete the offering.
To date, the establishment stands for traditional Swabian cuisine – roasts, homemade Maultaschen, lentils, and in the Advent season goose, duck and game – and for lived beer culture with six varieties constantly available as well as regular beer and whisky seminars. The property is subject to a brewery tie. A long-standing, well-established team is in place, and operations continue as normal until handover.
For an experienced restaurateur with a feeling for tradition, the Schlössle offers an established address with regular guests, excursion and event business. In addition, the adjacent former brewery site is available for sale – together with the inn or separately. The lease rent will be communicated upon request, turnover figures will be disclosed during discussions. No commission for the tenant.

Terms at a Glance
89231 Neu-Ulm
The Gasthaus Schlössle is located on the outskirts of Neu-Ulm in the district of Offenhausen, just a few minutes from the Donau and the Donauradweg. Neu-Ulm has around 62,800 inhabitants (as of end 2025) and together with Ulm on the Württemberg side of the Donau forms a twin city with a large catchment area – for regular guests as well as day-trippers, cyclists, families and parties.
From the city centre and Hauptbahnhof, the Schlössle can be reached by bus lines 84 and 85 in around 15 minutes, by car in about 10 minutes; on foot the route takes 30 to 45 minutes along the Donau. Historically, Offenhausen was a destination for travellers who could no longer reach Ulm after the gates closed – the Schlössle has been operating as an inn since 1673.
