The 4-star Golfhotel Hebelhof in Bad Bellingen (Hertingen), nestled within the Drei Thermen Golf Resort in the Markgräflerland region, is one of the most distinctive hotel properties in the area. With 30 hotel rooms, 48 apartments, a wellness area featuring an indoor pool, sauna complex and fitness centre, plus an in-house restaurant, the hotel offered its guests a complete experience combining golf, wellness and fine dining – in the heart of the tri-border region of Germany, Switzerland and France.

The Starting Point: A Challenging Mandate

In the summer of 2025, we took on the sales mandate for the Hebelhof under exceptionally difficult circumstances. The long-standing owner and operator, Mr Wolters, had passed away – a tragic event that brought the entire hotel operation to a halt. Even before this, the hotel's food and beverage offering had been scaled back: the restaurant had not been in operation for some time, with only the accommodation side still running.

Adding to the complexity, the regional press had reported on the sale and its circumstances – the necessity of selling was therefore publicly known, which naturally weakened the seller's negotiating position. On top of this, parts of the property required renovation. All in all, a mandate that would have been too great a challenge for many brokers.

After that, the transfer of ownership proceeded smoothly. The broker's commission was paid entirely by the buyer.
